Well, I wanted to take a few minutes and write a post about what an exciting time we are having in the market since the end of February! I know the news media portrays the housing market as being all gloom and doom; the mess with the mortgage industry, sub prime loans, and the many foreclosures do not make a pretty picture, for sure. But for sellers, buyers and agents, those things can work for us instead of against us. How? For one thing, the buyers who are out looking are going to be serious buyers, no tire kickers. They are going to be pre approved and ready to go and have roughly 5% in cash to put down since 100% loans are virtually a thing of the past That works for sellers in that they are getting ready, willing and able buyers looking at their properties. And it works for agents because we aren't driving around looking at properties with people who "just like to look" and wasting time and $3+ gallon gasoline. It works for buyers because they know that sellers are motivated and wanting to work to make it a win win for both sides and get their homes sold. Plus, the interest rates right now are incredible and that helps buyers be able to move up a little in their price range.
We have listed seven properties already this month and have several more lined up to come on board. Our business is normally 95% sellers and 5% buyers but it is evening out right now to 50/50. We are getting lots of calls on our properties, tons of showings, and hits on the website. This is tremendous in a market where housing is still down as compared with the same period last year. And keep this in mind; even though the market is down and slow, 2007 was the 5th best year on record for home sales.
