Staging Our New Listing

The last time I wrote, I mentioned that we had just gotten a tremendous new listing in a wonderful neighborhood in Powder Springs.  This is a great house but it is vacant.  Sometimes the vacant ones don't show that great because buyers cannot envision their "stuff" there or they can't see how they would fit their furniture in.  (I am just the opposite; an empty room allows me to see lots of different ways to position furniture.)  Anyway, we had a wonderful stager come out and give us some advice.  She was fabulous and had some suggestions that we had never thought about.  We Knew the big stuff; color at the front door, make the entrance welcoming, remove wallpaper...that sort of thing.  But she had suggestions on not only the "big ticket" things but little items as well that really made a differece.  Swithing out white drawer pull on white cabinets, for instance.  This made the cabinets stand out more and appear bigger.  Painting the outer rim of the trey ceilings.  Repositioning a bed differently from where it was and why that would make a difference, how to remove the indentations in the carpet the previous furniture left, light bulb wattage, fixture replacement....she caught it all.  She also gave my business partner, Donna, and I some great "inside" tips that we can do to help potential buyers better envision the "purpose" of the room to aid in getting them to further see it as their house.  It ws informative, not only for a seller but for us as well.  I'll let you know our seller's final decision on what rooms he stages and try and post some before and after pictures as well. 

We have two buyers we are working with this weekend, we are hosting a breakfast in our "farm" neighborhood and are listing a condo.  With the market where it is now, we are thankful for the opportunity to be busy.  A lot agents are looking for part time jobs.  Good agents are always busy!
